Longwell Company founded by Stanley Xu a real estate development and investment firm in Bellevue, Washington, a suburb of Seattle. Began in the early 1990’s, Longwell Company now owns over 2,200 apartment units in the Seattle area and has expanded to the Dallas area. In the 90’s, investing in real estate wasn’t hard. Everyone, especially in the Bellevue area had money to spend on property. But in 2008 and 2009, the housing market collapsed nationwide, sending property values into the basement and causing many real estate companies to fold. Longwell Company did not go down with the ship, however, because of Xu’s smart investment strategy and his company’s commitment to providing the residents of its buildings reliable services and maintenance.
Real estate Developer Stanley Xu directs his company’s investments according to a variety of factors. The company’s fundamental investment strategy looks at the long-term potential of all of its properties. This involves the potential of the location of its properties, the quality of the repairs and upkeep that goes into maintaining an excellent place to live for residents, and the Internal Rate of Return generated over a long period of time. All of the company’s sale or refinancing decisions are made after in-depth study and after a review of IRR analysis.
Stanley Xu wanted to manage his properties the right way, and in the long run, his philosophy paid off. Longwell survived the housing crisis of 2008 and 2009 and continued to invest in housing in the Seattle area.
